This project is located on a significant spot in the integrated urban redevelopment of Avinguda de l’Estatut de Catalunya, in the area of Horta-Guinardó. The building, which houses 160 social flats, retail units at street level, and a car park in the basement, stands out in the urban landscape because of his placement, size and use. The curved facade resolves the relationship with the urban context and provides a uniform appearance to the whole block.
The project consists of two separate buildings placed on the plot perimeter with a central courtyard, which has been designed as a local square interrelated with the neighbourhood thoroughfares. The courtyard gives access both to the entrances halls of the lower building and to some retail premises of the upper building. These buildings are located on a steep site, the lower one resolving the corner between Avinguda de l’Estatut and Avinguda Can Marcet, and the upper one forming the boundary between two different types of urban landscape.
The relationship between these two buildings allows sunlight to reach all the flats. Their arrangement together with passive building design factors and the contribution of solar energy promote substantial energy savings and reduce the environmental impact of this housing project. In addition, the dwellings’ floor plan is designed to have good natural ventilation, balconies, and a mobile lattice on the south facade to protect from the sun in summertime.
In the flats, some of the rooms can be used in different ways according to the residents' needs. The kitchen is open to the dining room. The bedroom next to the entrance can be used as a studio. The laundry is next to the kitchen and leads to the bedrooms. There is space for a clothes dryer on the balcony. The internal arrangement of dwellings accommodates different family lifestyles. The internal circular air circulation and the relationship between the balcony and the main living spaces makes it possible to use the rooms in different ways.
The building materials are modern, light and convenient: GRC facades, parquet flooring, plasterboard walls and inverted roofs. Hot water is provided by solar panels. The solar power installations are integrated into the volumes of the stairwells and are incorporated into the shape of the building.
